Buying Sarasota Waterfront? Look Beyond the View

Sarasota Real Estate Michelle Shiver September 6, 2026

Waterfront real estate in Sarasota is anything but one-size-fits-all.

Before falling in love with the sunset, investigate:

  • Seawall condition and remaining life
  • Dock condition and permitting
  • Water depth, including at low tide
  • Bridge clearance
  • Boat access to open water
  • Flood zone and property elevation
  • Insurance availability and cost
  • Previous storm or flood damage
  • Shoreline and mangrove restrictions

If boating is important, tell your agent what you own—or plan to own.

A waterfront property doesn't necessarily mean your boat can get from the dock to the Gulf. Water depth, fixed bridges and access can make a beautiful property completely wrong for a particular boat.

I've worked extensively throughout Sarasota's waterfront and barrier-island markets, and this is an area where local experience can help buyers avoid expensive surprises.

The right waterfront property should work as beautifully as it looks.

If you're considering Sarasota waterfront real estate, I can help you evaluate the home, water access, location and lifestyle before you buy.
