Buying a Sarasota Condo? The Unit Is Only Half the Purchase

Real Estate, Gulf Coast of Florida Michelle Shiver September 11, 2026

A Sarasota condo can make a wonderful primary residence, second home or investment—but you're buying into much more than four walls.

Before purchasing, pay attention to:

  • Monthly condo fees
  • Association reserves
  • Pending or recent assessments
  • Association financials
  • Building insurance
  • Required structural inspections and reports
  • Rental and pet restrictions
  • Parking and storage
  • What the association actually maintains
  • Upcoming major projects

Here's an important point: a lower condo fee isn't necessarily better.

You need to understand what the fee includes, how the association is funding future expenses and whether significant assessments or projects may be on the horizon.

Sarasota has an extraordinary condo market—from downtown high-rises to Gulf-front and bayfront communities—but the financial health and condition of buildings can vary significantly.

I help buyers look beyond countertops and water views and evaluate the bigger picture before committing to a purchase.

Because with a condo, you're buying both the unit and an interest in the community around it.
